Before you retire, find out how muchyour house made you.

In Palmdale and Lancaster, the typical house sells for $250,000 more than it did ten years ago. I’ll show you what yours made, and lay out your three choices side by side, in dollars: sell it, rent it out or keep it.

Free, no push. What yours would sell for, by text, usually the same day. Your move plan on paper in 48 hours.

You’ve run your retirement numbers more than once. Have you run the house?

Every payment paid some of it off, and prices did the rest. Here’s the typical house, ten years apart:

The typical house, summer 2016 and summer 2026
The typical house20162026Up
Palmdale$265,000$515,000+$250,000
Lancaster$230,000$480,000+$250,000
Santa Clarita$480,000$800,000+$320,000

Whatever yours made is yours. When you retire, it can go one of three ways:

Two of those choices come with a date that’s easy to get wrong. Sell before either of you is 55 and buy again in California, and the next house gets taxed on its full price instead of the low tax you pay now. Rent it out too long after you move, and you lose the tax break on selling it.

So before you decide anything, I’ll lay all three out for your house, side by side, on paper. If the numbers say keep it, the plan says keep it. I don’t push.

Typical house: Redfin median sale price, June–August 2016 and June–August 2026.

What’s in your move plan

First, by text, usually the same day: what your house would likely sell for today, and the two or three nearby sales that number comes from.

Then, within 48 hours, the plan on paper:

  • What it made you. What it’s worth now, next to what you paid.
  • What you’d walk away with. The money a sale would put in your hand, after every cost.
  • What it would rent for. From rentals like it nearby.
  • All three, side by side, in dollars: the cash if you sell, the rent if you rent it out, and what it costs you each month if you keep it.
  • If you sell: your dates. Here, half the houses go from listing to closing in two to three months, and the rest take longer. So yours goes on the market about four months before your last day, and the contract sets the closing for the week you retire. Out in Acton or Littlerock, it starts earlier.
  • If you’ll buy again in California: if you or your spouse is 55 or older on the day you sell, the low property tax you pay now can move with you to the next house. Sell before that, and the next house is taxed on its full price. Your plan shows where your date lands.
  • If you rent it out: you have about three years after you move out to sell it and still keep the tax break on selling a home. Your plan shows that date.
  • If you’re leaving: what it really costs to live where you’re going, and a good agent there before anything is listed here.

Those two tax dates are general rules. A CPA confirms them for you.

One page per part, numbers first. Print it and go over it at the kitchen table.

No push. In writing.

If renting it out or staying put comes out ahead, the plan says so, in writing. You pick what to do and when. Nobody else does, me included.

Everything happens by text, on your schedule, unless you’d rather talk.

I write every plan myself, not a website, so it takes up to 48 hours.

And if you do list with me, you can cancel the listing any time before you accept an offer. No fee.

Leaving the area? Someone good will be waiting.

Before your house here is listed, I’ll line up a vetted agent where you’re going. You’ll know who they are, they’ll know what you’re after, and you can have a showing booked for the week you get there. I stay in the loop on both ends.

Nobody hears about your house from me

Not your number, not your plans, not where you’re going. The listing has to be public. You don’t. I don’t post about you or your sale, ever: no “just listed,” no “just sold.” Before the listing photos, family pictures and anything personal come down.

It starts with one text

  1. Tap the button. It opens a text to me with a short message already typed in. Send it.

  2. I text you five quick questions: your address, about when you retire, where you’re headed (or “not sure yet”), what you still owe and your monthly payment if you know them, and whether renting it out is on the table.

  3. You get what it would sell for, then your plan. That number comes by text, usually the same day. The plan comes within 48 hours. Then it’s your call.

Straight answers

Are you telling me to sell?
No. The plan lays out all three. Whichever one comes out ahead for you, that’s what it says.
What’s in it for you?
If you sell with me, I’m paid my regular commission at closing. If you don’t, you keep the plan anyway.
I’m a few years out. Is this too early?
No. The plan tells you when nothing needs to happen yet, and it costs nothing to know early.
Zillow already gave me a number.
This one comes with the two or three nearby sales it’s based on, so you can see where it comes from.
Why would you line up an agent for me out there?
Agents refer each other. The agent there pays me a referral fee from their side, so it costs you nothing extra.
I don’t understand the paperwork.
That’s the part I handle. I walk you through every page before you sign anything.

Picture your last day

Your last day comes. You walk out with something to show for all those years, and you know exactly what it is. You picked what to do with the house, on your own time, and nobody pushed you. If you sold, the money’s in your account that week. If you rented it out, it’s bringing in rent. If you kept it, you know why.

It starts with one text.
