You can sell a house fast in Palmdale or Lancaster two ways. A cash buyer closes quickest, but two national online cash buyers offered 9% to 14% less, on average, than the same homes later resold for (Clever Real Estate, 2026). A listing takes longer and can net more. Compare both nets, every cost shown, before you sign either.

On a $400,000 house, that's an offer roughly $35,000 to $55,000 lower. The cash letter on your counter gives you a price, Zillow gives you another, and neither one is your walk-away number: what you'd actually keep. I'll put that number on one page for both roads, before you sign anything.

Cash buyer vs. listing: the real numbers

The cash offer is real, and sometimes it's the right call. It gets you four things: speed, often a week or two; no buyer's loan to fall through; no repairs, because they price the house in its current condition; and no showings and no sign in the yard. With a date that won't move, or a house that needs more than you can fix, that can be worth it.

You pay for it in price. That's not a scam. It's the business model: a company that resells has to buy for less than the house would sell for with an agent, and part of that gap pays for the repairs it makes first. What the letter never shows you is how big the gap is. Here's what has been measured:

  • Two national online cash buyers offered, on average, 8.79% and 13.89% less than the same homes later resold for (Clever Real Estate, Feb 2026; 532 sales, May 2023 to June 2025).
  • At Lancaster's June 2026 median sale price of $464,500 (Houzeo), that gap works out to about $41,000 to $65,000 on the offer. That's the offer, not what you'd walk away with.
  • "No commission" doesn't mean no cost. Their fee, about 5% plus about 1% in closing costs, comes out close to a traditional 6% commission (Houwzer, "iBuyers in 2026").
  • That study didn't cover local cash buyers. The letter in your mailbox could come in higher or lower, which is why your own offer goes on the page.

Both roads on one page, net against net

You've probably thought it without ever saying it out loud: "Nobody's ever just shown me what I'd walk away with." That's because a price is a total, and what you keep is a net. A net has lines, and nobody who handed you a price had a reason to fill them in.

It's the dealership trade-in all over again: real, fast, and worth taking only once you know what the car sells for private-party. So picture one page on the kitchen table. Two columns, the cash road and the listing road, every line filled in with your numbers, and the gap between them in dollars where a guess used to be.

How fast can you sell a house in Palmdale or Lancaster?

A cash sale is the fastest road, often a week or two from signed offer to closing; Offerpad says most cash buyers can close in 7 to 14 days. A listing takes longer, and how much longer depends on three clocks that run one after the other.

None of them decides it, though. Your date does: the first day at the new job in Santa Clarita, the day the truck comes, whatever date won't move. Tell me the date and we work backward from it. If a listing can't make it, the cash offer may be the right road, and I'll say so. The three clocks on the listing side, two of them partly in your hands:

  • Ready and live: how long it takes to get the house ready and the listing up. This one is mostly yours.
  • Days on market: a median of 61 days in Lancaster and 60 in Palmdale in June 2026 (Houzeo). A price set above what your street sells for stretches it.
  • Escrow: often a month or more when the buyer has a loan; Offerpad puts it at 30 to 45 days minimum.

How to sell faster without selling for less

Price it right on day one. Overpricing is the #1 seller mistake, according to the 850 agents HomeLight surveyed for its 2026 report. Price it off the Zestimate, or off the neighbor who sold at the peak, and it can sit, get cut, and become the chisme on your street.

What devalues a house the most? Of the things you control, the one agents point to first is the asking price, and every cut after it is public. The rest sits inside your property line: repairs a buyer's inspector will find anyway, and paperwork that isn't ready when escrow opens. All of it can be fixed, or priced in honestly before the sign goes up. What speeds a listing up:

  • Price it to your street on day one, from what your neighbors' homes actually sold for, not from the peak.
  • Fix what a buyer's lender or inspector will flag, and skip the remodel. The cash offer already priced every repair in. On a listing, you choose which ones are worth it.
  • Get the disclosures and the deed sorted before the sign goes up, so escrow doesn't stall on paperwork.
  • Plan the order of the move first: where everyone goes next, your parents included, and when.

What's the fastest I can sell my house?

Usually a cash sale: Offerpad says most cash buyers can close in 7 to 14 days. On a listing, pricing to your street on day one helps keep that wait short.

Does Zillow still buy houses?

No. Zillow stopped buying homes through Zillow Offers in 2021. Other companies still make online cash offers. In a 2026 Clever Real Estate study, two of them offered 9% to 14% less, on average, than the homes later resold for. A Zestimate is an estimate, not an offer.

How much would a real estate agent make on a $300,000 house?

$3,000 for every 1% of commission. The total depends on the rate you agree to in writing, and that rate isn't set by law; it's negotiable (Calif. Bus. & Prof. Code §10147.5). Before you sign with any agent, get the fee in writing and see it subtracted on your net. Mine goes on your numbers, in writing, before you sign anything.

Are home prices dropping in Lancaster, CA?

Slightly. In June 2026, Houzeo had Lancaster's median sale price at $464,500, down 4.23% from a year earlier, and Palmdale's at $520,000, down 0.28%. Nobody can predict the next move. What you can know is what your house would net today, on both roads. If your next home is in the Valley too, it moves with the same market.
