How the Shared Appreciation Works — And Why It Still Makes Sense
Dream For All is not a grant — it's a shared appreciation loan. California lends you the down payment, and when you sell or refinance, you repay the original amount plus a percentage of the home's appreciation equal to the proportion CalHFA contributed. No monthly payments on the Dream For All portion while you live there.
Example: You buy a $500K home with $100K from Dream For All (20%). Five years later you sell for $650K — a $150K gain. You repay $100K + 20% of $150K = $130K total. Your net appreciation on the remaining $50K equity: still $120K ahead vs. renting.

- Household income ≤ county limit (~$160K in Los Angeles County)
- Minimum 660 credit score
- Complete a HUD-approved homebuyer education course
- Valid Social Security Number (SSN)
- Primary residence — not an investment property

- You owned a home in the past 3 years
- Income exceeds county household limits
- Credit score below 660
- You only have an ITIN (no SSN)
- Investment property or second home purchase
- Applying after round funding is depleted
