Typically 45–60 days from pre-approval to closing for FHA and VA loans. CalHFA programs can add 2–4 weeks for additional program requirements. Dream For All has a separate timeline tied to lottery windows. The free strategy session gives you a clear timeline specific to your program combination.
Do I need to be pre-approved before we start looking at homes?+
Not before the strategy session — but yes, before we tour properties. The strategy session determines which programs apply to you. Pre-approval follows naturally from that, usually within 1–2 weeks. We don't waste your time (or a seller's time) touring homes before you know exactly what you can buy.
What if my credit score isn't good enough?+
Define 'not good enough.' FHA starts at 580. CalHFA requires 660. ITIN loans require 620+. If you're below any of those thresholds, Elizabeth will give you a specific, prioritized 90-day action plan that has moved clients from below threshold to qualified — with real numbers, not vague advice. The consultation is free regardless.
Can my whole family be involved in the process?+
