ITIN mortgage in California: what it actually takes to buy a home

Buying a house is a real-estate transaction, not an immigration proceeding. An ITIN lender looks at your income, your tax history and your credit. This page walks through what that actually means in California, in the order it happens.

ITIN mortgage requirements

These are what a portfolio lender in California generally asks for. The one that decides your timeline is the second one.

  • An active ITIN

    Issued by the IRS on Form W-7. An ITIN expires if it goes unused on a tax return for three consecutive years, and a lender will ask that yours be current, not expired.

  • Two years of tax returns filed with that ITIN

    This is the requirement that decides most timelines. If you have filed for two years, you are closer than you think. If you have not, the clock starts with this year's return.

  • Verifiable income

    Pay stubs, bank statements, or business records if you are self-employed. Lenders differ on how they document it, which is one reason the lender you pick matters.

  • Credit history a lender can read

    Some ITIN lenders use traditional credit; others will build a profile from rent, utilities, and insurance payments. A thin file is a different problem from a damaged one.

  • Funds for the down payment and closing costs

    ITIN loans are portfolio products, so the amount is set by the individual lender rather than by a federal rule. Ask the lender for their number in writing before you plan around it.

Where FHA and CalHFA stop

This is the part that costs families the most time, so it is worth being blunt about. FHA requires citizenship or lawful permanent residence under FHA Mortgagee Letter 2025-09, effective May 25, 2026. And California’s CalHFA down payment assistance does not reach an ITIN borrower who is not lawfully present.

What that means in practice: the 3.5% FHA down payment and the CalHFA MyHome assistance you have read about are a different lane from the ITIN lane. Anyone who tells you otherwise is going to cost you a month.

The steps, in the order they happen

    Confirm your ITIN is active and your returns are filed

    Two years of returns filed under your ITIN is the gate. Everything else is easier to fix than this one.

    Get your own numbers before you talk to a lender

    What you earn, what you owe monthly, and what you have saved. Walking into a lender without these is how families end up with a product chosen for them.

    Talk to a lender who actually writes ITIN loans

    Most banks do not. The ones that do are portfolio lenders and their terms differ from each other, so more than one conversation is normal and worth the time.

    Get a written pre-approval

    Not a verbal maybe. In Palmdale and Lancaster a seller's agent will ask for it before presenting your offer.

    Then look at houses

    In that order. Falling in love with a house before you know your number is the most expensive mistake in this process, and it is the most common one.

Questions families actually ask

Can you buy a house with an ITIN number?

Yes. ITIN mortgages are real products offered by portfolio lenders in California. They generally require an active ITIN, two years of tax returns filed under it, verifiable income, and funds for a down payment set by that lender. The purchase itself is an ordinary real estate transaction.

Can I get a home loan with an ITIN and be undocumented?

Owning property is not restricted by immigration status in the United States. Loan programs are a separate question, and they split cleanly: ITIN mortgages are private products underwritten on your income and tax history, while FHA requires citizenship or lawful permanent residence and CalHFA's assistance does not reach a borrower who is not lawfully present. Can I use an FHA loan with an ITIN?

California's CalHFA down payment assistance likewise does not reach an ITIN borrower who is not lawfully present. This is the single most expensive misunderstanding in this category, and it is worth knowing before you apply anywhere.

What is an ITIN loan?

A mortgage that accepts an Individual Taxpayer Identification Number in place of a Social Security number. Lenders keep these loans in their own portfolio instead of selling them to Fannie Mae or Freddie Mac, which is why their requirements are set lender by lender.

Do I need a Social Security number to buy a house in California?

No. You need a way for a lender to verify who you are, what you earn, and how you handle credit. An ITIN with two years of tax returns is one accepted way to do that.

How long does an ITIN mortgage take?

The financing timeline is comparable to other loans once you are pre-approved. The part that takes time is upstream: if you do not yet have two years of returns filed under your ITIN, that is the real schedule.
