What is a closing check?

A closing check is your net proceeds, worked out before you list: what a sale of your house would put in your hand after every line on the seller’s closing statement. It starts from recent sales and listings near you, then takes out your loan payoff, commissions, escrow and title, the county transfer tax and anything else your house carries. Sal checks every line himself, calls to fill in anything missing, then emails it to you. It’s yours to keep, with nothing to sign.

How much will I walk away with selling my house in Palmdale or Lancaster?

Take the sale price, subtract the costs of selling, then subtract your loan payoff. In the example in our net proceeds guide, a $515,000 Palmdale sale with 2.5% to each side’s agent came to about $30,100 in costs (about 5.8%), leaving about $484,900 before the payoff. Your own number depends on your price, your commission, your payoff and what your house carries, which is what your closing check works out. The full list of seller costs is in our California seller closing costs guide.

What goes into your closing check

Your price range
From recent sales and listings near you. It's a range because only the price, and what a buyer negotiates, waits for a buyer.
Your loan payoff
Your lender confirms the exact figure in escrow.
Commissions
Set in your listing agreement and any buyer-agent compensation. They're negotiable.
Escrow and title
In Los Angeles and Kern counties the escrow fee is customarily split with the buyer, and the seller customarily pays for the owner's title policy.
County transfer tax
$1.10 per $1,000 of the price ($0.55 per $500), customarily paid by the seller in Los Angeles and Kern counties. Palmdale and Lancaster add no city transfer tax.
Property taxes
Prorated to the day escrow closes.
What your house carries
A solar lease or loan, a PACE or HERO assessment on the tax bill, HOA payoffs and transfer fees. Each one is paid off or transferred in escrow.
Repairs or credits
Whatever you agree to with a buyer.

How it works

  1. 1

    Start with your address

Then a few questions about the house: its condition and when you'd sell.

  2. 2

    Sal checks every line

He calls you to fill in anything missing: your payoff, solar, the tax bill.

  3. 3

Your closing check arrives by email

A range, line by line. It's yours to keep, with nothing to sign.

Why see it before you list

The paper that settles what you walk away with, the closing statement, is written last, after you accept an offer. A closing check gives you that number first, so you decide whether to sell, when, and at what price knowing what you’d keep.

Questions sellers ask

How much will I walk away with if I sell my house in Palmdale or Lancaster?

Your sale price minus your loan payoff, commissions, escrow and title, the county transfer tax ($1.10 per $1,000 of the price), prorated property taxes and anything your house carries, like a solar loan or a PACE assessment. A closing check works it out for your address, line by line, before you list.

What does it cost to sell a house in the Antelope Valley?

Commissions (negotiable), the escrow fee (customarily split with the buyer), the owner's title policy (customarily the seller's), the county transfer tax of $1.10 per $1,000 of the price, prorated property taxes, and any payoffs or credits. Palmdale and Lancaster add no city transfer tax.

Who pays the transfer tax when you sell a house in Los Angeles County?

Customarily the seller, at $1.10 per $1,000 of the price ($0.55 per $500), and it can be negotiated. Kern County, which includes Rosamond, uses the same rate.

What percent do you lose when you sell your house?

Most of it is the commission, which is negotiable. In the example in our net proceeds guide, a $515,000 Palmdale sale with 2.5% to each side's agent came to about $30,100 in costs, about 5.8% of the price, before the loan payoff. The other lines (escrow, title, the county transfer tax and small fees) came to about $4,300.

Is $20,000 in closing costs a lot?

It depends on the price and the commission. On a $515,000 home, about $30,100 in seller costs with both commissions is in line with that example; without the commissions the rest came to about $4,300. A closing check shows your own lines for your own price.

Is the closing check free? Do I have to sign anything?

It's free, it's yours to keep, and there's nothing to sign. Sal checks every line himself before it's emailed to you.

Is a closing check an appraisal?

No. It's an estimate of what you'd walk away with, shown as a range, built from recent sales and listings near you and your own papers. An appraisal is a licensed appraiser's opinion of value, usually ordered by a buyer's lender.
