Before anyone shakes your hand, know the floor.

What the Walkaway Number is — and what it isn’t.
This is
- A number written down before any agent walks through your door.
- Math you can read line by line and check against your own paperwork.
- A floor and a ceiling, both honest, both signed in ink.
This isn’t
- A pitch dressed up as a free report.
- A number that gets you to sign tonight, not the number that's true.
- A trick to put your phone on a list.
What lands in your hand.
This is a sample. Yours will look like this with your zip and your mortgage balance.

Eight questions
Address, beds, baths, rough square footage, rough condition, mortgage balance range, when you're thinking of moving, whether you've talked to an agent yet. That's it. No SSN. Just a phone number at the end — that's where your number gets texted.
02
Six seconds of math
Zip-level comp data, agent commission, escrow and title fees, buyer concession bracket, prep cost midpoint. Every variable named, every assumption visible.

A number you can take to any table
Floor, ceiling, and the exact cash-to-you figure. PDF you can print. Screenshot you can share. Math you can argue with — and that's the point.
Why I built this.
I’m Salvador Bermudez. Most people call me Sal. California Department of Corrections Lieutenant by day, eighteen-plus years in. Compton kid. My parents came here with nothing and built the house I grew up in — not the walls, the house. We lived poor and we lived with honor. Those aren’t opposites in my family.
Twenty years in the Antelope Valley I’ve watched the same script run at kitchen tables. The bilingual agent who feels like family gives the number that gets you to sign tonight, not the number that’s true. I built the Walkaway Number to be the thing that stands between you and that number.
I’m not for rent. I’m de tu lado. That’s a position I take and I don’t move from.
- 20years watching the AV script run
- 18+years CDC Lieutenant — sworn officer
- 30closed deals in your zip pulled before your number prints
- 2languages, one position: de tu lado
— Salvador “Sal” Bermudez
California Department of Corrections Lieutenant · Founder, de tu lado casas
The math is sourced.
Six of the eleven data points behind your number:
- 90-day zip-level median sale price
- Square footage and bed-count adjustment for your specific home
- 60-day days-on-market trend
- School-zone catchment adjustment
- Concession bracket pulled from the last 30 closed deals in your zip
- Mortgage payoff midpoint from the range you select
Questions people ask before they run it.
- Is this actually free?
- Yes — the number itself is free. No card, no upsell, nothing to buy. The one thing I ask for is a phone number, because that's where I text your Walkaway Number. Texts only — no calls, no agent assigned to you, reply STOP anytime. Email's optional if you also want it in your inbox. Sal gets paid only at closing, only if you choose him, only if you sell.
- Why would a real estate agent give me this for free?
- Because the agent who gives you the real number first earns the conversation. Sal has watched the other script — the number that gets you to sign tonight — run for twenty years in this valley. He built this to end that script. The number costs you nothing; he just texts it to you, and you decide if you ever want to talk.
- How accurate is it?
- Within 3–8% of a full CMA in most cases. It uses 90-day zip-level comp data, concession brackets from the last 30 closed deals in your zip, and your actual mortgage balance range. It is not an appraisal. It is the floor you walk in with.
- Do I have to give you my phone number?
- Yes — your phone is where Sal texts your Walkaway Number, so it's the one thing he needs. Texts only, no calls, no agent assigned to you, reply STOP anytime. Email's optional. The number is free either way.
- What if my home needs repairs?
- The quiz asks about condition. Deferred maintenance, cosmetic issues, and major repairs each carry a different concession bracket. Your number will reflect what buyers in this market actually ask back.
- Is this only for people who are definitely selling?
- No. Most people who run it are still deciding. The number is the decision tool — you can't know whether selling makes sense until you know what you'd actually walk away with.
The Walkaway Number is the math you can check.
is the number that gets you to sign tonight.
One arrives before the agent does. The other arrives with the agent. Run yours first.
